Epoxy or polyaspartic for a garage in a wet coastal climate?

Most of the floors we build here use both. Epoxy makes a thick, tough, well-bonding build coat but it ambers in sunlight and cures slowly in the cold. Polyaspartic goes down thinner, cures fast even in low temperatures and holds its colour under ultraviolet light, but it is less forgiving of a poorly prepared slab. Epoxy underneath for the build, polyaspartic on top for the wear and the colour, is the combination that suits a damp, mild, low-light-angle climate like ours.

What is a flake floor?

Vinyl chips broadcast into the wet base coat, then locked in under a clear topcoat. Beyond looking better than flat colour, the flake adds texture underfoot, which matters in a garage where a wet car drips onto a glossy floor all winter. It also hides dirt and slab imperfections far better than a solid colour does.

Can you coat over an old failing epoxy floor?

Only after the old one comes off. Coating over a failed film just means the new coating is bonded to something that is already letting go. We grind the old system off, assess what is underneath, and treat it as a bare slab from there. It adds labour, and we will tell you that in the estimate rather than discover it on the day.

Does the floor need to be empty?

Yes, completely, including anything mounted low on the walls where the coating turns up at the edge. We will tell you exactly what has to be out and by when. If you need somewhere for it to go, plan that before the date, because a half-empty garage turns a two-day job into a longer one.

What a coated garage floor actually gives you

A bare garage slab is porous. It drinks up oil, brake fluid and the salt that comes off your tyres between November and March, and it sheds a fine grey dust onto everything stored at floor level. None of that is cosmetic. Salt held in the pores keeps working on the concrete, and once a slab starts spalling the repair is a great deal more expensive than a coating would have been.

A properly built coating seals the surface so nothing soaks in, gives you something you can mop instead of sweep, and puts a hard-wearing layer between the concrete and everything you drop on it. It also makes the space usable for something other than storage, which is why a lot of the garage floors we coat are part of a wider renovation.

What it is not is a repair. If your slab has heaved, sunk or cracked through its depth, a coating goes over a moving problem and follows it. We will tell you that at the assessment rather than after.

The honest answer is that it moves with four things, and none of them are visible in an email. First, the area: a single garage and a triple are not the same job, and cost per square foot drops as the area grows because mobilisation is fixed. Second, the condition of the slab: an oil-soaked, previously coated or badly cracked floor takes hours of extra grinding and patching before any product goes down. Third, the system: a thin single-coat build and a full epoxy base with a broadcast flake and a polyaspartic topcoat are different quantities of material and different numbers of site visits. Fourth, the moisture reading, which decides whether the slab needs a mitigating primer underneath everything else.

We do not publish a price list, and you should be careful with anyone who does. A square-foot rate quoted before somebody has seen the floor is a rate for a floor that does not need anything, and the difference gets found on the day. Estimates vary with condition, so we book a site assessment, measure it, take the reading and put the number in writing before any work is scheduled.

Installation is where the money actually goes, and it is worth understanding the split. On a typical residential garage, surface preparation is the largest single line: diamond grinding the whole floor, routing and filling the cracks, patching spalled areas and grinding the patches flat, then vacuuming the dust out of the profile. Material is a smaller share than most people expect.

That is also why the cheapest quote in a stack is usually the cheapest because of what it leaves out. If one estimate is materially lower than the others, look at what it says about preparation. An etch-and-roll job can be a third of the price of a ground-and-built floor, and it is a third of the floor.

Epoxy vs polyaspartic garage floor wet coastal climate

This is the question we get most often in Victoria, and the framing is slightly off. They are not really competitors, they are different layers of the same floor.

Epoxy is thick, hard and an excellent bonder. It fills the ground profile, builds real film thickness and is the reason a professional floor feels solid rather than painted. Its weaknesses are that it ambers under ultraviolet light and that it cures slowly when it is cold, which on this coast means a longer job in the shoulder seasons.

Polyaspartic goes down thinner, cures fast even at low temperatures, holds its colour under sunlight and resists chemicals well. Its weakness is that it is unforgiving: a short working time and very little tolerance for a slab that was not prepared properly.

For a garage in a mild, damp, low-sun-angle climate like ours, the combination that makes sense is epoxy underneath for the build and the bond, and polyaspartic on top for the colour stability and the wear. If your garage door faces south and stays open through the summer, that topcoat is not optional. If the slab reads damp, the moisture-tolerant primer under the epoxy matters more than either of them.

How we prepare a Victoria garage slab

We start with the reading. A relative humidity probe or a calcium chloride test tells us how much water vapour is moving up through the concrete, and on the older housing stock around Victoria and Oak Bay that number is frequently high, because slabs poured before the 1970s often have no vapour barrier under them at all. A high reading is not a refusal, it is a specification: the floor gets a moisture-tolerant primer, or it waits.

Then the mechanical work. Diamond grinding takes off the weak, contaminated top layer of the concrete and opens a profile for the coating to key into. It is dusty, slow and vacuumed continuously, and it is the reason we can talk about a coating lasting rather than a coating peeling. Cracks get routed out to a clean edge and filled with a structural filler rather than smeared over. Spalled and pitted areas get patched and reground flat.
